Rate-and-term refinance

How long does a refinance signing take?

A typical refinance signing runs 30 to 60 minutes once everyone is at the table. Packages are usually 80 to 150+ pages, with 6 to 12 documents requiring notarization. Cash-out refis on the longer end; streamline refis on the shorter end.

What ID do I need for a refinance signing?

California law requires a current, unexpired government-issued photo ID for each borrower — driver license, state ID, U.S. passport, or foreign passport. Expired IDs are not accepted. A thumbprint is also required in the notary journal for any document affecting real property.

Do both spouses need to be present even if only one is on the loan?

In California (a community property state), the non-borrowing spouse usually still has to sign certain documents — often a Quitclaim, Interspousal Transfer, or Spousal Acknowledgment. Your lender will tell us in advance who needs to sign which pages.

What is the 3-day right of rescission?

For refinances on a primary residence, federal law gives you 3 business days after signing to cancel the loan. Funds do not disburse and the new loan does not take effect until that window closes. We make sure your Notice of Right to Cancel is signed and dated correctly so the rescission period starts on time.

Can you sign at my home, office, or somewhere else?

Yes — your home, your office, an escrow office, a quiet coffee shop, or anywhere private and well-lit with a flat surface and good light. We come to you anywhere in our service area at the time you choose.

Can you explain my loan terms or rate?

No — we are notaries and signing agents, not loan officers or attorneys. We can show you where to sign, initial, and date, but any question about rate, payment, escrow account, or loan terms goes to your lender or broker.

What if I notice an error in the package mid-signing?

Stop and tell us. We will pause the signing and call your loan officer or escrow officer immediately. It is much easier to correct an error before the package is signed and returned than after.
