How long does a purchase signing take?

What do I need to bring to my purchase signing?

A current, unexpired government-issued photo ID for each borrower on title. If you owe a cashier's check or wire confirmation at signing, bring that too. Your escrow officer will email you a wiring instructions sheet — confirm wire details by phone with your escrow officer before sending, not by email alone.

Is there a 3-day right of rescission on a purchase?

No. The 3-day right of rescission only applies to refinances on a primary residence. On a purchase, funds typically disburse the same day or next business day after the package is funded and recorded.

Do both spouses need to be at the signing?

If both spouses are on title, both must be present. If only one spouse is on title, the non-titled spouse may still need to sign certain documents (often a Quitclaim or Interspousal Transfer). Your lender or escrow officer will confirm in advance.
